Mini-split and ductless in Jacksonville
The garage workshop, the Florida room, the addition, the room over the garage, the in-law suite. Single- and multi-zone mini-splits, which utility rebates include them, the permit, and where they go on the wall.
A mini-split is the answer to the room the central system never reached: the garage that becomes a shop or a gym, the Florida room that was screened and is now glassed in, the addition the previous owner built without extending the ducts, the room over the garage on the end of the longest run in the house. One outdoor unit, one or more wall heads, no ducts, and a heat pump that heats the room in January too.
Ask for the load calculation for the room; the common mistake is a head twice the size the room needs, which cools fast and never dries the air.

And where the central system should be fixed instead.
- Garages and workshops: a mini-split lets the garage be conditioned without connecting it to the house's ducts, which the code and the insurer both prefer.
- Florida rooms, sunrooms and glassed lanais: high glass loads that would unbalance the central system.
- Additions, converted carports, in-law suites, and the room over the garage when a duct fix is not possible.
- Historic houses in Riverside, Springfield and St. Augustine where there is no attic or wall space for ducts.
- Not the answer for one hot bedroom in a ducted house: that is usually a duct or return problem, and the ductwork page covers the measurement.
Rules and rebates
A mini-split is a permitted mechanical installation, and the rebate rules differ by utility.
- The permit: a mechanical permit through the City of Jacksonville or your beach city or county, pulled by the contractor. The refrigerant line set and the condensate drain need a route and a termination; the outdoor unit needs a pad or a bracket and a tie-down.
- JEA lists ductless mini-split systems among the ENERGY STAR-certified equipment its heating and cooling rebate covers. Beaches Energy, Clay Electric and FPL each describe their programs in terms of central systems and heat pumps; ask the utility or the contractor whether a ductless unit qualifies before counting on it.
- The federal Section 25C credit ended for property placed in service after December 31, 2025; it does not apply to a 2026 mini-split.
- New mini-splits use R-32 or R-454B; the wall head, the line set and the outdoor unit are a matched set and the contractor should install what the manufacturer specifies.
Living with one
Wash the head's filters monthly in summer; have the condensate drain and the outdoor coil checked once a year, twice near the ocean. The wall head's blower wheel collects a film in humid air that a service visit cleans. A multi-zone system that cools one room well and another badly is often a sizing or a line-length question, and the contractor should have the manufacturer's tables.
